Flashing & Pipe Boot Seals
Pipe boots (the rubber or metal collars sealing plumbing vents where they exit through the roof) typically begin cracking after 8 to 12 years in Florida’s UV environment. The same applies to flashing sealant around chimneys, skylights, and HVAC curbs. These are inexpensive to replace in dry conditions and extremely costly to address after wind has peeled the surrounding roofing material away from an already-failed seal.

Lifted or Loose Shingles at Ridges & Edges

That designation affects reroofing permit requirements and the standards any new roofing work must meet.

What the Florida 25% Rule Means for Your Repairs

The Florida 25% rule is a Building Code provision most homeowners haven’t heard of until it affects them directly. If damage or deterioration affects more than 25% of the roof area within a 12-month period, code may require the entire affected section to be brought up to current hurricane resistance standards rather than patched to match existing conditions. That can turn what seemed like a limited repair into a full or partial reroof.
